It is likely due to sediment build up in the bottom of the water heater. You may be able to fix this by draining the water heater to flush the sediment out of the bottom of the water heater. To prevent this it is recommended you drain your water heater annually.

Tankless water heaters offer several advantages over traditional tank-style water heaters. One of the biggest benefits is efficiency, as tankless water heaters are typically about 24% to 34% more efficient than standard tank water heaters. They also provide endless hot water, so you do not have to worry about running out during normal use. In addition, tankless water heaters generally have a longer life expectancy, with many units offering warranties of up to 15 years and often lasting more than 20 years with proper maintenance.

Another major advantage is that tankless water heaters only heat water when you need it. Unlike a traditional tank water heater, which constantly heats and stores water 24/7, a tankless unit heats water on demand. This can help reduce energy waste over time. Tankless water heaters are also much smaller than tank-style units, which may allow you to move the water heater to a new location or free up usable square footage in your home.

There are also a few drawbacks to consider. Tankless water heaters usually have a higher upfront installation cost and are typically two to three times more expensive to install than a traditional tank-style water heater. Another downside is that when the power goes out, you immediately lose access to hot water because there is no stored backup supply like there is with a tank water heater. Tankless water heaters also require annual maintenance, including regular flushing, to help keep them working properly and extend their lifespan.

A typical replacement will take anywhere from 2 to 6 hours. A repair can typically be done in 1 to 3 hours (depending on the availability of the parts needed to repair the heater).

Try to determine from where the leak is coming, by inspecting the pipes and the tank of the water heater. If you cannot see from where the leak is coming, shut off the water supply and the gas to the water heater. (Note: If you have an electric water heater make sure to turn off the power to the water heater at the main electrical panel.) You then can drain the water heater.
